Working with old buildings
Period property rewards a studio that has done it before. The hard part is rarely taste. It is what the building, and the consent regime around it, will allow.
We work on Grade II* listed flats, Georgian villas, Victorian townhouses and apartments in conservation areas. The brief is usually the same in shape: bring the property up to modern standards without losing the fabric that made it worth protecting.
That means the survey comes first, the consent position is understood before anything is drawn, and the joinery is designed to sit against the building rather than through it.

What changes when the building is protected
Consent leads the design
On an unlisted property, design leads and consent follows. On a listed one the two run together: what we draw is shaped by what is likely to be consented, so pre-application conversations are worth having early.
Joinery that can come out again
Joinery in a listed interior should be removable without damaging historic fabric. That drives fixing methods, scribing strategy, and how services are routed, usually behind new joinery rather than chased into original walls.
Mouldings recorded, not approximated
We record existing cornice profiles, skirtings and architraves and continue them. Where new work is deliberately modern, we make it legible as new rather than pastiche.
Common questions
Do you work on listed buildings?
Yes. We refurbished a Grade II* listed 1960s flat in a Westminster conservation area, and have worked on Georgian and Victorian property across London. Listed work needs joinery that is sympathetic and, where required, reversible.
Can you restore period features?
We record and continue existing mouldings, cornice profiles and skirting details rather than approximating them. Matching mouldings and scribing to uneven walls is standard practice for us on period properties.
Do you work in conservation areas?
Regularly. Much of Westminster, Hampstead and Greenwich falls within conservation areas, and parts of Greenwich sit inside a World Heritage Site buffer zone, so external alterations there need careful handling.
